Water Heater Repair & Replacement

Water heaters usually warn you before they fail. Catching it at the warning stage is the difference between a service call and a wet garage.

We work on tank and tankless units. Diagnosis comes first because the same complaint — no hot water — comes from a thermostat, an element, a thermocouple, a failed igniter, or a tank at the end of its life, and those range from a modest repair to a replacement.

On repair versus replacement we will be plain. A component failure on a sound tank is worth repairing. A tank leaking from the tank body is not repairable at any price. Age alone is not a reason to replace a unit that is working correctly.

In Tampa most water heaters live in the garage, which usually makes access straightforward. What catches people out is what code requires on a replacement — expansion tank, drain pan, and seismic or strapping requirements vary, and a quote that ignores them is not a real quote.

Symptoms

When this is likely your problem

Hot water running out faster than it used to
Water that never gets properly hot
Rumbling or popping from the tank
Rusty or discoloured hot water
Water pooling at the base of the unit

What's included — and what isn't

Included in the quote

  • Diagnosis of the specific failure
  • Repair of serviceable components on tank and tankless units
  • Removal of the old unit and installation of the replacement
  • Connection to existing water and fuel or electrical supply
  • Verification of operation, temperature, and safe venting

Quoted separately

  • The water heater unit itself
  • Code-required upgrades on replacement — expansion tank, pan and drain, venting
  • Gas line resizing or electrical upgrades for a higher-demand unit
  • Permits and inspections
  • Haul-away beyond standard removal

What drives the number

We quote after diagnosis, not before. These move the number most:

  • TYPETank or tankless — different jobs with different prices.
  • CODEWhat your current setup is missing that a replacement must add.
  • FUELGas or electric, and whether supply capacity is adequate.

Tampa note

Tampa water is hard enough that sediment build-up in tank heaters is a routine finding here, and it is a common reason a unit gets noisy and loses efficiency well before its expected life. Periodic flushing genuinely helps, and it is cheap compared with early replacement.

Process

What the visit involves

Identify the system

Tank or tankless changes the diagnosis and often the answer.

Diagnose before quoting

We find the failed component rather than assuming the unit is done.

Repair or replace, honestly

The repair price where repair is legitimate, a straight answer where it is not.

Install and commission

Correct connections and venting, then verified operation.

FAQ

Questions about this service

Repair or replace?

It depends on what failed. A thermostat or element on an otherwise sound tank is worth repairing. A tank leaking from the tank itself is a replacement at any age. We give you both numbers rather than deciding for you.

Is tankless worth it here?

Sometimes. Tankless saves space and does not run out of hot water, but a conversion often needs a larger gas line or heavier electrical service. We check that before recommending one, because the conversion cost is usually what decides it.

How long do they last?

It varies with water quality and maintenance more than with brand. Rumbling, discoloured water, and slower recovery are the practical warning signs, and a unit showing them is worth planning around before it fails on its own schedule.
